Signs Your Roofline Needs Attention

Your roofline — the fascias, soffits, and guttering around the edge of your roof — takes a constant beating from the weather. When it starts to fail, water damage to your home follows quickly. Here are the warning signs to look out for.

A broken pipe with a water droplet.

Leaking or Overflowing Gutters

Water spilling over the edge or dripping from joints means blocked, cracked, or misaligned gutters. Left alone, the water runs down your walls, causing damp and staining.

Paint scattered on a white background.

Peeling Paint or Flaking Fascias

Timber fascia boards eventually rot from exposure. Peeling paint is the first sign. Once the timber softens, water gets behind the board and into the roof structure.

Sagging or Pulling Away

Gutters that sag or pull away from the fascia mean failed brackets or rotting timber behind. The weight of water in a blocked gutter makes this worse quickly.

Visible Rot on Soffits or Fascias

If you can see soft, dark, or crumbling patches on the timber boards under your eaves, rot has already set in. This needs replacing before it spreads to the rafters.

Icon of a bird in flight.

Birds or Insects Entering the Eaves

Gaps in damaged soffits allow birds and wasps to nest in your roof space. Replacing soffits seals these entry points and protects your loft.

Pond with three white wavy lines.

Damp on Interior Walls

Persistent damp near the tops of exterior walls often traces back to failed guttering or fascia boards. Water gets behind the roofline and into the wall cavity.

Green Staining or Moss on Walls Below Gutters

Algae and moss growth on the brickwork below your gutters is a clear sign of a slow, persistent leak. Even small gutter leaks cause significant staining over time.

Warped or Bowed Boards

Timber boards that have warped or bowed are beyond repair. uPVC replacements won't warp, rot, or need painting.

Gutter Replacement

When gutters are beyond repair — cracked, warped, or patched too many times — we replace them completely. We fit uPVC or aluminium guttering in a range of profiles (half-round, square, ogee, and deep-flow) and colours to suit your property.

Fascia Board Replacement

We remove old timber fascia boards, check and replace any damaged rafter ends, and fit new uPVC fascia boards. uPVC fascias don't rot, don't need painting, and maintain their appearance for decades. Available in white, black, anthracite grey, rosewood, and oak effect.

Drainpipe Repair and Replacement

Cracked, blocked, or disconnected drainpipes cause water to run down your walls instead of draining properly. We repair or replace downpipes as part of a gutter repair or as a standalone job.

Soffit Board Replacement

Soffits are the boards under the eaves between the fascia and the wall. We replace rotting timber soffits with uPVC, including ventilated soffits where needed to maintain airflow in your roof space and prevent condensation.

Cladding Over Existing Timber

Where existing timber is still sound but looks tired, we can clad over it with uPVC boarding. This is quicker and more economical than full replacement, though it's not always suitable if there's any rot present

Full Roofline Replacement (Fascia, Soffit & Guttering)

The most popular option for properties with ageing rooflines. We replace all the fascias, soffits, and guttering together in one project. This is more cost-effective than doing them separately, gives a uniform finish, and means everything is new and guaranteed together.

Eaves Protection and Ventilation Trays

When replacing fascias and soffits, we fit eaves protection trays (felt support trays) to direct any water that gets beneath the tiles into the gutter rather than behind the fascia. We also ensure proper ventilation to your roof space using vented soffit strips or circular soffit vents.

Quality uPVC Products

We use 18mm thick fascia boards and 9mm thick soffit boards from leading UK manufacturers. Thicker boards mean better rigidity, better appearance, and a longer lifespan than cheap, thin alternatives.

Proper Preparation

We don't just clad over rotten timber. We remove old boards, inspect and replace any damaged rafter ends or roof timbers, and fit eaves protection before installing new boards. This is the difference between a job that lasts and one that causes problems later.

uPVC vs Timber: Which Should You Choose?

Most properties in Cambridgeshire still have the original timber fascias and soffits that were fitted when the house was built. Over time, timber needs regular painting and eventually rots. When it's time to replace, most homeowners choose uPVC for good reason.

uPVC Advantages

uPVC doesn't rot, warp, or crack. It doesn't need painting — ever. It maintains its colour and appearance for decades with nothing more than an occasional wipe down. Modern uPVC boards come in a wide range of colours and wood-effect finishes that look far better than the early white-only options. For the vast majority of residential properties, uPVC is the practical, long-lasting choice.

When Timber Makes Sense

Listed buildings and properties in conservation areas may require timber roofline replacement to meet planning requirements. Some period property owners prefer the authentic look of painted timber. If timber is required, we source quality materials and ensure it's properly prepared and painted for maximum lifespan.

Our Recommendation

For most homes, we recommend uPVC. It costs less to maintain over its lifetime, looks smart year after year, and our 15-year guarantee covers it fully. We're happy to discuss both options and help you decide what's right for your property.

Frequently Asked Questions

  • How do I know if my fascias need replacing?

Look for peeling paint, soft or spongy timber, visible rot, warping, or gaps where boards have shrunk. If you can push a screwdriver into the timber easily, it's rotten and needs replacing. Even if the boards look acceptable from the ground, they may be deteriorating out of sight.

  • Can you just replace the gutters without doing the fascias?

Yes. If your fascia boards are in good condition, we can replace the guttering alone. However, if the fascias are showing signs of age, it's more cost-effective to do everything together rather than having to remove new gutters later to replace fascias underneath.

  • How long does a full roofline replacement take?

A typical terraced or semi-detached house takes 2–3 days. A larger detached property may take 3–4 days. We work efficiently but don't rush — doing the preparation properly is what makes the finished job last.

  • What colours are available?

We offer white, black, anthracite grey, rosewood (reddish-brown wood effect), and golden oak (warm wood effect). White remains the most popular, but anthracite grey is increasingly chosen for modern properties and dark colour schemes. We can mix colours — for example, grey fascias with white soffits.

  • Do you remove the old boards or clad over them?

Our standard approach is to remove old timber boards completely. This allows us to inspect the rafter ends and roof timbers behind, replace anything damaged, and fit eaves protection properly. Cladding over existing boards is an option where the timber is still sound, but we'll always recommend full removal if there's any doubt.

  • Will you need scaffolding?

Most roofline work is carried out from ladders. Taller properties or those with difficult access may require scaffolding or a tower. We assess this during the inspection and include any access costs in your quote.

  • What about ventilation?

Roof space ventilation is important to prevent condensation. When we replace soffits, we fit ventilated soffit strips or circular vents to maintain proper airflow. This is included as standard in all our roofline replacements.

  • Can you replace individual sections or does it all have to be done at once?

We can replace individual sections if the rest of the roofline is in good condition. However, matching new uPVC to existing older uPVC can be tricky as colours fade over time. We'll advise you on the best approach during the survey.

  • Do I need planning permission for uPVC fascias and soffits?

For most residential properties, no. Replacing timber with uPVC is considered maintenance and doesn't require planning permission. The exception is listed buildings and some properties in conservation areas, where like-for-like timber replacement may be required. We can advise on this.

  • What happens if you find rotten rafter ends behind the fascias?

This is common, especially on older properties. We cut back the rotten section and bolt on a new treated timber extension to restore the rafter end. This is included as a standard part of our service — we don't leave rotten timber hidden behind new boards.

  • How long does uPVC last?

Quality uPVC fascias and soffits have a functional lifespan of 25–30 years or more. They won't rot or need painting during that time. Our 15-year guarantee covers any manufacturing defects or issues with our installation.

  • Can damaged gutters cause damp in my house?

Yes. Leaking or overflowing gutters allow water to run down external walls, which can penetrate the brickwork and cause internal damp. This is one of the most common — and most preventable — causes of damp in residential properties. Fixing the guttering usually resolves the problem.
